Criteria met. <br />c. Will the variance, if granted, alter the essential character of the locality? <br />Applicant Input: The building won’t change much and it will all be painted the same color. <br />Staff Analysis: The building is arguably in need of the updates that are being <br />proposed, so any impact to the locality would be positive. Staff would <br />recommend that the awning on the south side of the building also be fixed <br />(the south-facing side is missing thereby exposing the awning supports). This <br />additional improvement will ensure the new addition, paint, etc; can all work <br />together to complete the desired face-lift for the structure. Criteria met with <br />condition. <br />4) Is the variance being sought solely to improve the value of the property? <br />Applicant Input: No. Trying to make building more efficient. Use less heat and air because <br />the glass leaks. <br />Staff Analysis: Staff agrees with the applicant, and we believe the proposed <br />improvement is sorely needed for energy efficiency. Beyond that, the project will <br />greatly improve the space both for this business and the surround area. Criteria <br />met. <br /> <br />Additional <br />Information: <br /> None <br /> <br />Engineering <br />Review: <br /> Engineering reviewed the proposed plans for the addition and had no comments or <br />concerns. <br /> <br />Public Safety <br />Review: <br /> The area in question is already sprinkled, so provided the plans meet building code <br />requirements, there are no concerns. <br /> <br />Public <br />Comment: <br /> Staff has not received any feedback from surrounding property owners as of <br />11/14/18. <br /> <br /> <br />
