<br />.~ <br /> <br />'. <br /> <br />'! <br /> <br />RESOLUTION No. 95 -0 93 <br /> <br />\, <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />; i RESOLUTION MAKING FINDINGS OF FACT AND APPROVING VN-302. <br /> <br />WHEREAS, an application for a variance has been made by Vi Roen; and <br /> <br />WHEREAS, the procedural history of the application is as foIlows: <br /> <br />I. An application for a variance was filed with the City of New Brighton on September 29, <br />1995. <br />2. The Planning Commission, pursuant to published and mailed notices, held a public hearing <br />on October 17, 1995, and all persons present at the hearing were given an opportunity to be <br />heard. <br />3. The City Council considered VN-302 at its October 24,1995, meeting. <br /> <br />Now THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in <br />respect to VN-302: <br /> <br />I. The property is zoned R-I, Single Family Residential. <br />2. The required lot width in an R-I district is 75 feet. <br />3. The required lot area in an R-I district is 10,000 square feet. <br />4. The proposed minor subdivision would create a 52 foot wide lot and a 67 foot wide lot <br />each having 6,639 square feet and 8,537 square feet, respectively. <br />5. The surrounding neighborhood contains several 40, 60, and 70 foot wide lots with <br />substandard lot area. <br />6. Strict enforcement of the R-I district lot standards would cause the owner an undue <br />hardship because of circumstances unique to the neighborhood and individual property <br />under consideration. <br />7. The requested variances would not alter the essential character ofthe neighborhood. <br /> <br />BE IT FURTHER RESOLVED, the application VN-302 is hereby approved subject to the following <br />conditions: <br /> <br />I.
