Project Description
Benedictine Health System is proposing an expansion to their existing property off of Black Oak Drive
and Linden Drive in New Brighton, Minnesota. The current building is an independent living facility
with front service drives and rear surface parking. The proposed project will add independent living
units, memory care units thru expansion of the existing building footprint. It will re-construct some of
the hard surfacing for parking, add existing bituminous surfaces by extending rear surface parking to the
north, provide a new driveway entrance and curb cut in the southeast corner of the property, and provide
a driveway for lower level services for the building. The existing site is approximately 6.8 acres. The
proposed development will combine with lots to the east and raze two existing homes.
Existing Conditions
Area Impervious(sf) Pervious (sf) Total (sf)
EX 1 69,017 68,768 137,785
EX 2 26,999 20,977 47,976
EX 3 57,643 38,940 96,583
Total 153,659 128,685 282,344
*See Attached Existing Conditions Map for Details
