ADDITIONAL WRITTEN ITEMS <br /> Variance Standards: Density <br /> SQUARE FOOT PER DWELLING UNIT FOR SENIOR HOUSING TO HAVE ALL APARTMENTS <br /> CONSIDERED AS EFFICIENCY. <br /> A variance cannot be approved unless the Planning Commission and City Council find <br /> that the following standards have been met. Please provide a response as to how/why <br /> your project will meet these criteria. Use additional sheets if necessary and consult with the <br /> Planning Director at your Pre-Application Meeting if you need clarification on the intent of <br /> any of the below standards. <br /> 1. Practical difficulties <br /> The site will not meet the code requirements for an apartment use and assumes 1 <br /> person per apartment per bedroom. Senior housing does not ever exceed 2 persons per <br /> apartment, and is more likely to be 1 to 1.5 per apartment. <br /> 2. Reasonable use <br /> It is reasonable to assume 1 person per efficiency and 1.5 for 1 Bedroom, 2 Bedroom and <br /> 1 Bedroom plus Den. <br /> 3. Applying to property <br /> The site currently includes a skilled nursing facility that opened in 1964. <br /> 4. Character of the locality <br /> The proposed senior residential facility nature is a continuum of care residential <br /> community. The facility will house independent living, assisted living, assisted living <br /> memory care, skilled nursing, and transitional care. <br /> 5. Consistency with Comprehensive Plan <br /> This property is being reclassified under the proposed Comprehensive Plan Amendment <br /> form medium density residential to high density residential.
