Benedictine Health Center at Innsbruck <br /> Parking analysis commentary <br /> 2/14/2020 <br /> In further clarifying the parking need for the facility we took a fresh approach of analyzing the actual <br /> parking use. Following are detailed descriptions to accompany the parking analysisspreadsheet. <br /> 1. Parking on the residential street to the west, Black Oak Drive, has been an issue with the <br /> neighborhood.This is a function of limited off street parking available at the main entry <br /> (currently located here). <br /> a. The project includes the addition of 13 spaces at the location of the west entry. <br /> b. The use of this entrance will be reduced as a new main entry is being planned at the <br /> inner location off the reconfigured upper lot. People may park at this main parking lot <br /> location and have elevator access to all levels of the facility. <br /> c. New signage will be provided to direct visitors to the upper lot. <br /> 2. In the accompanying chart you'll see the data separated by time of day as well as category. <br /> a. Our original summary stated that the employee load diminishes between the work day <br /> and evening hours,when typical visitor load would increase.The data clearly verifies <br /> this assumption. Employee parking needs are broken down by specific employee <br /> function and the relative staffing for each. Staff parking shrinks from 95 cars during the <br /> day to 39 in the evening. <br /> b. Visitor parking needs are based on historical reference from staff at facilities within the <br /> Benedictine Health System.The chart clearly separates residential and visitor parking <br /> needs. Visitor parking grows from 35 during the day to 59 in the evening. <br /> c. Specific parking needs are broken down based on resident profiles. Parking needs vary <br /> greatly based on the age and care category. Resident parking is consistent throughout <br /> the day. <br /> d. In 2019 the Benedictine purchased the existing 2 story office building that is located on <br /> the south east corner of HWW 494 Service Road and 27th Avenue NW. There are <br /> currently 50+surface parking spaces and 2 trash dumpsters located directly north of <br /> this office building. This building and parking lot and dumpsters will be eliminated as <br /> will the 2 houses that are located directly west of the office building. We project that <br /> with the elimination of these three buildings,the daily traffic to this area will be <br /> reduced by more that 40 daily trips not including client visits. Trash pick-up will be <br /> eliminated. <br /> 3. Other general parking notes: <br /> a. Staffing will increase by 25. Presently at 70 parking stalls, will increase to 95 parking stalls. <br /> b. Garage parking is all assigned. <br /> c. Deliveries/Trash are relocated from the upper lot to near the proposed garage entry. <br /> d. The frequency of food deliveries and trash pick-ups, and truck sizes shall not vary significantly <br /> from present day. <br /> The analysis demonstrates that this project is correctly parked based on the proposed staffing, <br /> visitor, and resident use. <br />
