6. ADDITIONAL WRITTEN ITEMS <br /> Variance Standards: Parking <br /> SKILLED NURSING PARKING VARIANCE FROM 1 CAR PER 3 BEDS TO 1 CAR PER 6 BEDS. <br /> A variance cannot be approved unless the Planning Commission and City Council find <br /> that the following standards have been met. Please provide a response as to how/why <br /> your project will meet these criteria. Use additional sheets if necessary and consult with the <br /> Planning Director at your Pre-Application Meeting if you need clarification on the intent of <br /> any of the below standards. <br /> 1. Practical difficulties <br /> We would like to blend the landscaping on the site with the required parking spaces. We <br /> would like to provide less parking for the skilled nursing facility to enable us to have more <br /> landscaping. <br /> 2. Reasonable use and 3. Applying to property <br /> Our current community has 105 skilled nursing beds. At this time in we have <br /> approximately 99 parking spaces. Operationally, during peak hours we employee 76 <br /> associates on-site. The bulk of our parking is in the back lot for associates. However, <br /> the main entrance to our community is located on Black Oak Drive. The front of our <br /> building by the main entrance there are 7 parking spaces. At times this can lead to <br /> approximately 10 cars parking on the street due to visitors or business partners even <br /> though there are open spaces available in the back lots. <br /> In our future plans we plan to have 94 skilled nursing beds, 60 beds/56 Independent <br /> Living units, 40 Assisted Living units and 24 Memory Care Units. We plan to have parking to <br /> accommodate these needs as follows: <br /> • 76 spots for Skilled Nursing Employees. <br /> • 56 spots for the Independent Living Residents. <br /> • 20 spots for Assisted Living Residents. <br /> • 25 spots for the employees of the Assisted Living/Independent Living. <br /> • 0 spots for the Memory Care Residents. <br /> • Note: 60 of these spaces would be underground parking. <br /> Operationally we foresee a need of 177 parking spaces. Our plan includes 210 spaces. <br /> The 33 other spaces would be for visitors, physicians, and business partners. <br /> In addition, 76 parking spaces for the skilled nursing bed employees are during peak <br /> staffing times. Many of our departments get considerably smaller after 3 or 4pm such <br /> as housekeeping/maintenance which would go from 7 spots to 1 after 3pm every day <br /> of the week. Another department, therapy, goes from 12 parking spaces down to 1 or <br /> 2 after 3pm.
