ADDITIONAL WRITTEN ITEMS <br /> Variance Standards: Parking Setback <br /> (approved by the City 2/7/19; we request re-confirmation) <br /> FRONT YARD PARKING SETBACK VARIANCE. <br /> A variance cannot be approved unless the Planning Commission and City Council find <br /> that the following standards have been met. Please provide a response as to how/why <br /> your project will meet these criteria. Use additional sheets if necessary and consult with the <br /> Planning Director at your Pre-Application Meeting if you need clarification on the intent of <br /> any of the below standards. <br /> 1. Practical difficulties <br /> We would like to increase the on-site parking at the existing front entrance off Black Oak <br /> Drive to relieve on-street parking congestion. <br /> 2. Reasonable use <br /> Diagonal parking can be provided but will encroach in the front yard setback. We are <br /> requesting a 5' setback in lieu of 30' per the existing code. <br /> 3. Applying to property <br /> In conjunction with the new main entry at the upper level, this will relieve the on-street <br /> parking concern for the residences around the property especially along Black Oak Dr. <br /> 4. Character of the locality <br /> The parking will be screened and fenced to prevent headlight intrusion on the R-3B High <br /> Density Residential neighborhood to the west. <br /> 5.
