Sam &Jessica Hickman <br /> 1684 Peninsula Dr <br /> New Brighton, MN 55112 <br /> 712-540-7755 <br /> 2nd Story Addition -Project Background& Context <br /> My wife and I purchased the property'1684 Peninsula Drive' in 2014. <br /> The home was built up from a seasonal cabin in 1985 and sold to Pat&Joe Herblock,who we bought it <br /> from. Since acquiring, we have worked to update the home and renovate it to fit the needs of a young, <br /> growing, New Brighton family. With the birth of our second son, we considered the option of moving to <br /> a bigger home or expanding our current. We love New Brighton and the incredible community of our <br /> neighborhood, so opted to pursue expanding the house by adding a second story bedroom & bathroom <br /> (this project) directly overtop the existing house. <br /> The house was originally built (1985) less than 30'from Peninsula Drive (on the south), approximately <br /> 27'from that road. In addition, the house was built less than 5'from the western lot line, approximately <br /> 2'from that line. We did not know either of these non-conformities at time of purchase and were only <br /> just made aware after submitting permit request and land survey to City of New Brighton for this project <br /> in May 2020. <br /> We are seeking to build the second story addition directly overtop of the existing house and will not be <br /> expanding/altering the footprint in any way. It is only because the existing footprint (built 1985) has <br /> non-conformities that we are applying for a variance. <br /> Given we are not altering/expanding the footprint of the existing house through this project and all <br /> immediate neighbors have signed letter of recommendation urging City approval, it is our hope to have <br /> variance granted and permitting advanced. <br /> Thank you, <br /> Sam &Jessica Hickman <br />
