Variance Standards Worksheet
A variance cannot be approved unless the Planning Commission and City Council find
that the following standards have been met. Please provide a response as to how/why
your project will meet these criteria. Use additional sheets if necessary and consult with
the Planning Director at your Pre-Application Meeting if you need clarification on the
intent of any of the below standards.
1) Practical difficulties
The property originated as a seasonal cabin and has had numerous additions over the years. Most significantly in 1985.
We had no involvement in the original placement of house and were just made aware in May 2020 of the non-conformities.
As our project only grows the house vertically(straight-up)and does not alter the footprint of the house, the work impacts
no one.All of our neighbors are supportive and have submitted written endorsement.
2) Reasonable use
We are not building toward the road or toward our neighbors, only up.We are building over top of the house'footprint,
as it was when we purchased the home.We are improving the property significantly and utilizing only its present location/footprint.
3) Applying to property
N/A
4) Character of the locality
Neighborhood is excited by our willingness to invest/improve our property.Every immediate neighbor is strongly advocating
for the work to advance. In addition, the project is not out of norm for the neighborhood,as there have been many
renovations, additions and new construction there during the last decade.
5) Consistency with Comprehensive Plan
We are only improving a single-family home to_bemore conducive to a family of four.
