Special Use Permit Criteria Worksheet <br /> A special use permit cannot be approved unless the Planning Commission and City <br /> Council find that the following criteria have been met. Please provide a response on <br /> how/why your project meets the below stated criteria. Use additional sheets if necessary <br /> and consult with the Planning Director at the time of your Pre-Application Meeting as <br /> some items may not be applicable for your project. <br /> 1) That the establishment, maintenance, or operations of the special use will not be <br /> detrimental to or endanger the public health,safety,morals,comfort or general welfare. <br /> The new fence will not affect any of the above. An 8 footlence height will screen the <br /> adjacent industrial building's drive, loading, and materials storage areas more <br /> effectively from the view of the Cooperative residents and will have no affect on the <br /> aeneral public or welfare. <br /> 2)That the special use will not be injurious to the use and enjoyment of other property in <br /> the immediate vicinity for the purposes already permitted,nor substantially diminish and <br /> impair property values within the neighborhood. <br /> There is no other property than Johnson Screens in the immediate vicinity that will <br /> have a direct view of the new fence. The fence starts approximately 290 feet from the <br /> east property line along Old Highway 8 and runs further west 80 feet. The office <br /> building to the east of our site may have a partial view of the fence but it will also <br /> screen their view of the Johnson Screen activity and storage areas. <br /> 3) That the establishment of the special use will not impede the normal and orderly <br /> development and improvement of the surrounding property for uses permitted in the <br /> district. <br /> The property in the area is fully developed and the new f .nc . should have nn affect_ <br /> on surrounding property development or improvement. <br /> 4) That adequate utilities, access roads, drainage and/or necessary facilities have been or <br /> are being provided. <br /> All of the above already_exist and no modifications to any will be made. The new <br /> fence will have no affect on drainage as no grading will be involved. <br /> 5) That the special use shall in all other respects conform to the applicable regulations of <br /> the district in which it is located. <br /> The new fence will conform to the applicable regulations of the District in all respects. <br /> The additional 2 feet of fence height is the unique characteristic of this submittal. <br />
