Special Use Permit – 821 7th Ave NW <br />City Council Report; 5-28-2019 <br /> <br /> <br />Page 7 <br />Conclusion: <br /> The application is requesting a Special Use Permit to authorize construction of a <br />residential garage in excess of 624 square feet. <br /> <br />Commission <br />Options: <br />The City Council has the following options: <br />A) APPROVE THE REQUEST based on the applicant’s submittals and <br />findings of fact. <br />B) DENY THE REQUEST based on the applicant’s submittals and findings <br />of fact. <br />C) TABLE THE ITEM and request additional information. <br />Based on an application date of 04/03/2019, the 60-day review period for this <br />application expires on 06/02/2019. The subject property is guided for residential use by the comprehensive plan, <br />and a detached garage in excess of 624 square feet can be permitted via a <br />special use permit in the corresponding R-1 zoning district. <br />2. Construction of the proposed garage will not be detrimental to or endanger the <br />public health, safety, morals, comfort, or general welfare. <br />3. The new conforming garage will replace an existing legal nonconforming <br />garage, and will not be detrimental to uses on the subject property or on <br />surrounding lands. <br />4. Construction of the proposed garage will not have a detrimental impact on <br />area property values.
