Consider Resolution approving a four foot front yard setback variance and a three foot side <br />yard setback variance for a second story addition at 1684 Peninsula Drive. <br /> <br />Motion by Councilmember Jacobsen, seconded by Councilmember Allen to adopt a Resolution <br />making Findings of Fact and Approving a Nonconforming Use Variance to Authorize Construction of <br />an Addition to the Home located at 1684 Peninsula Drive. <br /> <br />City Manager Massopust indicated Assistant Director of Community Assets and Development Gozola would <br />be presenting this item to the Council. <br />Assistant Director of Community Assets and Development Gozola stated Samuel Hickman is seeking to <br />place a second story addition above the existing home at 1684 Peninsula Drive. The existing <br />home is one of the older structures on Peninsula Drive, and was originally a cabin that’s been <br />added on to over the years. The location of the old cabin has always been within what are now <br />required front and side yard setbacks. The second story addition would expand the structure <br />upwards, but would not increase either of the existing legal nonconformities. Staff has not <br />identified any ways in which this proposed addition would create any issues. It was noted the <br />Planning Commission reviewed this item at their July 21st meeting and recommended approval <br />based on the findings of fact and recommended conditions. <br />Councilmember Jacobsen stated this was a unique request given the fact the stairs would run <br />right to the property line. He noted the City does not have specific language that addressed <br />stairs at property lines. Consider a Resolution approving a Special Use Permit to Authorize an Accessory Structure <br />in Excess of 624 Square Feet at 2082 Cedar Drive. <br /> <br />Motion by Councilmember Jacobsen, seconded by Councilmember Fynewever to adopt a Resolution <br />Approving a Special Use Permit to Authorize an Accessory Structure in Excess of 624 Square Feet at <br />2082 Cedar Drive. <br /> <br />City Manager Massopust indicated Assistant Director of Community Assets and Development Gozola would <br />be presenting this item to the Council. <br />Assistant Director of Community Assets and Development Gozola stated Paul & Julia Botzet purchased <br />the partially vacant property at 2176 Cedar Drive, and are in the process of building a new <br />home (the former home was lost to a fire a number of years ago). As part of the project, the <br />new owners will be remodeling an existing garage to match the new home, and as part of that <br />process, they would like to place a small 240 square foot addition off the back of the garage for <br />a workshop. Because the resulting structure would exceed 624 square feet in size, a special use <br />permit is necessary. It was noted the Planning Commission reviewed this item at their July 21st <br />meeting and recommended approval based on the findings of fact and recommended <br />conditions. <br />Councilmember Jacobsen stated he believed this was a great addition and he applauded the <br />property owner for upgrading this property. He indicated he would be supporting the proposed <br />Special Use Permit. <br />Mayor Johnson commented garage expansions were sometimes cause for concern but noted <br />this expansion would be for person use.
