(3) Status Updates on Large Redevelopment Projects (Benedictine & New Brighton
Elementary)
Gozola reported in January, the Planning Commission and City Council reviewed separate
ordinances to conditionally rezone the New Brighton Elementary site and the Benedictine site
to R-3B to open the door for Planned Residential Development applications. Both applications
were unanimously recommended for approval by the Planning Commission, and both were
unanimously approved by the City Council. The approvals will take effect ONLY upon the
following:
1. The Met Council must authorize the City to put the 2040 Comprehen sive Plan into
effect;
2. The City Council must put the 2040 Comprehensive Plan into effect; AND
3. A preliminary Planned Residential Development (PRD) on these lands that meets all
goals and objectives of the 2040 comprehensive plan must be approved by the City
Council.
Gozola provided further comment on the updates for the Benedictine and New Brighton
Elementary redevelopment projects and asked for questions or comments from the
Commission.
Discussion included:
The timeline for the proposed projects was discussed along with the Comprehensive Plan
approval process.
A Commission member discussed the threads that were occurring on a weekly basis
regarding the New Brighton Elementary School redevelopment project. He was pleased
that the majority of the comments were remaining positive.
The Commission encouraged staff to address traffic concerns around the New Brighton
Elementary School to ensure this is not an ongoing concern after this project was
completed.
The challenge of communicating with the public regarding these two projects was
discussed. The Commission encouraged the City to be more active on social media in order
to get factual information to the public.
The Commission encouraged staff to consider having a staff member in charge of PR.
The Commission questioned how the I-35W project would impact the community. Staff
noted information would be provided to the public regarding this project in the spring
newsletter.
