<br />Traffic Impact Study 9 <br />New Brighton Exchange Update <br />b. Site Traffic Forecasting <br />A trip generation analysis was performed for the remaining portions of the development <br />site based on the methods published in the Institute of Transportation Engineers (ITE) <br />Trip Generation Manual, 10th Edition. <br /> <br />For each analysis, the raw trip generation was divided among three types of trips – new, <br />pass-by, and internal. Pass-by trips are those vehicles already on the roads which will <br />stop at the development site in the future. For this development, pass-by trips only apply <br />to the retail portion. Internal trips are those vehicles within the site visiting two or more <br />stores. For this development, only section F will have internal trips as it is the only <br />section with multiple land uses. The general trip distribution pattern <br />for this study is: <br />i. 30% of the generated traffic to/from the north on Old Highway 8. <br />ii. 30% of the generated traffic to/from the west on 10th Street. <br />iii. 30% of the generated traffic to/from the south on Old Highway 8. <br />iv. 10% of the generated traffic to/from the east on 10th Street. <br /> <br />Traffic generated by the site development was assigned to the area roadways per this <br />distribution pattern.
