Preliminary Planned Residential Development <br />Planning Commission Report; 2-19-19 <br /> <br /> <br />Page 10 <br />(cont.) <br /> <br />o Rowhomes can get you up to 25 units/acre. <br /> Local example: the 3-story Pulte units in the Exchange fall in the 15+ <br />units/acre range <br />o And stacked units, like the ones proposed, can get you into the upper 40’s <br />utilizing multi-story construction. <br /> Local example: Main Street Village Apartments is around 36 units/acre. <br /> Based strictly on what heights are needed to reach the allowed density range, the <br />proposed heights do not appear to be out of line. <br /> The relationship between the proposed building and the adjacent townhomes to the <br />NE (see below) should likely be the main area of focus for Council. The one story <br />townhomes would be adjacent to a three story building to the south, and a four-story <br />building to the west. Both buildings currently front on parking lots. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> As noted by some local residents at the neighborhood meeting, the proposed building <br />height is desired as it will act as a de-facto sound barrier to I-694 traffic noise. <br /> <br />Building <br />Materials: <br /> The City’s zoning ordinance intends for multi-family buildings to be constructed <br />with high-quality materials, and have an architectural design that is a compatible <br />enhancement to the surrounding area. Compatibility/desirability is a subjective <br />determination, and is therefore left to the Commission and Council to debate. <br /> Most of the materials being used appear to be high-quality and include a <br />combination of composite fiber panels, prefinished metal, face brick, stone, and <br />standard asphalt shingles. The only proposed material that may warrant discussion is <br />the fairly extensive use of vinyl siding throughout portions of the new structure. <br />Such siding can vary in quality and appearance.
