1. The subject property is <br />guided for Mixed Use <br />Regional development and <br />is specifically called out as <br />an area for potential <br />redevelopment by the new <br />2040 Comprehensive Plan; <br />2. The Mixed Use Regional <br />land use classification calls <br />for residential densities 12 <br />and 50 units per acre, and <br />the proposed project will <br />fall within this range at <br />approximately 33 units per <br />acre; <br />3. The building type, density, <br />height, and bulk is <br />consistent with what is <br />anticipated to be allowed <br />when new zoning for <br />Mixed Use Regional <br />development is <br />established; <br />4. The plan successfully <br />includes provisions for <br />public facilities, internal <br />circulation, and <br />recreational spaces; and <br />5. The size and intended <br />function of on-site open <br />space is adequate for the <br />purposes of this facility, <br />and plans for maintenance <br />are acceptable; and <br />6. The plan adequately <br />redirects traffic and <br />parking to the appropriate <br />location on-site, and offers <br />up solutions should <br />parking problems arise in <br />the future; and <br />7. Add inlet protection for catch basins located east on new entrance on Service Dr, and on west side <br />of Black Oak Drive. <br /> <br />2. Include concrete entrance apron at new connection to Service Dr, <br /> <br />3. Access onto Service Drive does not have curb radius connections. Work with adjacent property to <br />provide the appropriate radii to allow for 2-way traffic to not swing into other lane of traffic on <br />entrance or Service Drive. <br /> <br />4. An existing sidewalk agreement was entered and recorded in 2015. Not all sidewalks were built <br />according to this plan. The proposed plans will need to include sidewalk improvements connecting <br />to the Innsbruck Park Trails as indicated in this approved plan. <br /> <br />5. Provide plans with adjusted curb lines based on fire apparatus movements. <br /> <br />6. Owner to educate staff, residents and visitors with map to site using Service Drive instead of Black <br />Oak Drive. <br /> <br />7. Provide information on the number and types of service vehicles using the site (on a <br />weekly/monthly basis), and their routing in and out of site (i.e. garbage and moving trucks). <br /> <br />8. Parking provided to meet planning requirements and screening adjustments may be required along <br />eastern lot line (with final lighting/landscaping plans). <br />
