9. Show proposed sidewalk at new entry points on Civil Plans (around cul-de-sac etc). <br /> <br /> <br />Storm Sewer-Grading <br /> <br />1. All storm sewer utilities within the site are to be considered private and are the responsibility of the <br />property owners for construction and maintenance. <br /> <br />2. A permit will be required from the Rice Creek Watershed District. <br /> <br />2. The following areas require additional spot elevations <br /> Enlarge the courtyard area and provide detailed spot elevations <br /> On new sidewalks that are not currently shown <br /> At all curb transition points <br /> Detailed blow-up of ADA access routes <br /> <br />4. Show small utility service locations (gas, electric (including transformers)) <br /> <br />5. This area is at a moderate risk for aquifer vulnerability, filtration to be used in lieu of infiltration. <br />Filtration in this case would require a detailed layout and elevation of draintile and cleanouts. The <br />catch basin on the west side of Black Oak Drive, just south of Linden would have elevations meeting <br />the required depth. <br /> <br />6. Staff was made aware that property owner to east wishes to consider a shared pond if agreeable <br />to both parties. <br /> <br />7. Show HWL of pond, and also include snowmelt calculations with HWL of that event. <br /> <br />8. Existing Drainage Area Maps and calculations need to broken up into subcatchments (noting that <br />not all existing surfaces reach the existing pond). Rate of discharge from proposed site shall be <br />80% of existing flow for each event. <br /> <br />9. Detailed drawings of proposed retaining walls need to be provided (showing top and bottom <br />elevations, along with required fencing). <br /> <br />10. It is unclear if railings will be provided on ramp near the north end of the proposed building. <br /> <br />11. The existing boulder wall near Lindsey Court is to be protected during construction. <br /> <br />12. Provide updated plat showing sidewalk easements, and ROW that is dedicated. <br /> <br />13. Adjust tree species on the north of site to limit future growth into ROW. <br /> <br />14. Calculations to provide HWL of subcatchment 10 and 11 to determine HWL. This will also <br />determine if specific protections should be considered for garage entrance. <br /> <br />15. Need to provide a detail for storm sewer connection at N side of site. All connections to be <br />inspected by City of New Brighton. Contact Bill Graham at 651-638-2112. <br /> <br />16. Existing Storm sewer on west side of building needs to clarified. The 18” pipe terminates, and <br />plans indicate a bulk head on what appears to be a sanitary sewer line (not storm sewer) <br /> <br /> <br />Watermain <br /> <br />1.
