6

Chair Nichols-Matkaiti stated the anticipated construction timeline was 16 months and work was
slated to begin at the end of 2019.
Chester Yanek, Yanek Companies, reported his company would be completing the proposed
renovations for the Benedictine Care Center. He stated all of the building materials would have to be
brought in on trucks. He commented on how his employees would work to mitigate the impact of the
construction on the neighbors. He explained he took great pride in the beautiful buildings has been
able to construct for Benedictine through the metro area.
Brian Briggs, 315 5th Avenue, asked what the current waiting list was for Benedictine. Mr. Hewitt
commented on the waiting list.
Mr. Briggs stated he was an orthopedic surgeon and commented on the growing need for assisted and
transitional housing for the elderly. He anticipated that current New Brighton residents would want to
remain in the community as the years go on.
Chair Nichols-Matkaiti requested further comment on the proposed vinyl siding that would be on the
building. Mr. Howard stated the vinyl material would be high quality and impact resistant. He reported
the exterior of the building would appear residential in nature.
Ms. Finstad asked what consideration has been made with regard to snow removal. She feared the
site had no location for snow storage. Mr. Howard explained most of the snow on the site will be
pushed to the green space to the north and if needed will be removed from the site.
Doreen Masloski, 2749 Lindsey Court, commented she volunteers at Benedictine and just loves this
facility. However, she expressed concern with how much privacy she would be losing based on the
proposed building expansion. She encouraged Benedictine to consider how much they would be
impacting the neighbors.
Motion by Commissioner McQuillan, seconded by Commissioner Frush to close the Public Hearing.
Approved 6-0.
Chair Nichols-Matkaiti requested further information regarding the proposed sidewalks. Assistant
Director of Community Assets and Development Gozola reviewed the location of the proposed
sidewalk connection to the park.
Chair Nichols-Matkaiti asked if the applicant had any concerns regarding the staff recommended
conditions. The applicant had no concerns.
Commissioner McQuillan thanked the residents for bringing forward their concerns. He understood
that change was difficult but he anticipated Benedictine would work with the neighbors. He stated the
community needed additional senior housing.
Motion by Commissioner McQuillan, seconded by Commissioner Biedenfeld, to approve staff
recommendation as discussed.
Approved 6-0.
