Preliminary Planned Residential Development <br />Planning Commission Report; 5-21-19 <br /> <br /> <br />Page 3 <br />General Findings <br />Site Data:  Land Area ≈ 11 acres after final plat <br /> Existing Use – vacant land/buildings & underutilized land <br /> Existing Zoning – conditionally zoned R-3B (Ord 866) <br /> Property Identification Numbers (PIDs): 29-30-23-13-0021, 29-30-23-13-0020, <br />29-30-23-13-0022, 29-30-23-13-0023, 29-30-23-13-0025, and 29-30-23-13-0024 <br /> <br />Comp Plan <br />Guidance: <br /> The new 2040 Comprehensive Plan guides this property for “Mixed Use <br />Neighborhood Node.” This is a new land use designation that will ultimately <br />require a new zoning district to accommodate a mix of uses including high density <br />residential at densities between 8 and 40 units per acre. <br /> The two options at this time for a landowner to initiate development of property that <br />is subject to a new land use guidance are: <br />1. Wait for the City to draft a new zoning district which adheres to the goals and <br />directives of the new Comprehensive Plan; or <br />2. Request a Planned Residential Development at this time which adheres to the <br />goals and directives of the new Comprehensive Plan. <br /> As the applicants are ready to proceed and do not want to wait the new zoning <br />district to be created, they have elected to pursue a Planned Residential <br />Development at roughly 32 units per acre.
