Public Park – It is a 0.5 mile walk from this property to the playground at Veterans Park and <br />0.7 mile walk from this property to the playground at Hansen Park. Modern park planning <br />standards typically require “neighborhood parks” within 0.25 to 0.5 miles of every home. <br />Utilizing this standard, some type of public park would be desirable in this location and is <br />therefore proposed. <br />4. Pedestrian Connectivity – This neighborhood and location are both plugged into the City- <br />wide pedestrian system as described above in response to City priorities. <br />5. Buffers – This property has built in man-made buffers. To the west is 8th Avenue NW with a <br />66- foot right-of-way. In addition, we have provided open space along much of the west <br />boundary of the neighborhood. To the north is 7th Street NW, which has a 40-foot street <br />easement which can be vacated and converted into green space. To the east is a railroad <br />within a 100-foot wide right- of-way. To the south is Old Highway 8 within an 80-foot wide <br />right-of-way. In total, these buffers result in a self-contained neighborhood that minimizes <br />impacts to neighbors. <br />After many iterations through the site plan development stage, we are very pleased with the <br />outcome of the neighborhood design. It directly addresses City housing goals, is thoughtfully <br />planned to transition land uses, and is very attractive. <br /> <br />HOMES <br />Townhomes <br />Pulte Homes is known for the extraordinary steps that we take to ensure that we are designing and <br />building homes that meet the needs and desires of home buyers. We continually reach out to the <br />public and Pulte homeowners to get feedback to improve our home designs. It is what we call Life <br />Tested®. Through this intensive process, we have conceived of and incorporated many innovative <br />features such as the Pulte Planning Center, the Everyday Entry, Super Laundry, Oversized Pantry, and <br />the Owner’s Retreat. This exhaustive process has played a major part in Pulte’s success in “Building <br />Consumer Inspired Homes and Communities to Make Lives Better”. <br />We will be building townhomes which will have an attainable entry price and will also provide <br />association- maintained lawn, snow removal, and building exterior maintenance. This type of home <br />appeals to many singles, young couples, and first-time home buying families. We anticipate the <br />townhome prices to range from the high $200k’s to the mid $300k’s. <br />For a variety of reasons, very few townhomes were built after the real estate crash began in 2007. <br />Pulte and other builders have recently begun to carefully venture back into the townhome market. <br />Given the long time span since rowhomes in have been built, the market environment has changed <br />significantly, including the tastes and needs of the buying public. In response, Pulte has completed <br />in-depth consumer surveys and designed what could be considered “version 2.0” for rowhomes.
