Planning Report <br />Nonconforming Use Variance Review <br /> <br /> <br />To: Planning Commission <br />From: Ben Gozola, Assistant Director DCAD <br />Meeting Date: 10-15-19 <br />Applicants: Scott Gordhamer <br />Main Contacts: (same) <br />Location: 1820 Skyhigh Drive <br />Zoning: R-1 <br /> <br /> <br />Introductory Information <br />Project: Scott Gordhamer would like to expand a legal nonconforming garage to the north to <br />increase both garage and livable space within the home at 1820 Skyhigh Drive. <br /> <br />History:  The existing home was built in 1952 and has only seen minor <br />modifications/remodels in the subsequent 67 years. The property file does not <br />indicate the garage was ever added, so staff believes the existing nonconformity has <br />been in place since the home was originally built. <br /> Mr Gordhamer purchased the property in October of 2018. <br /> Having lived at the residence for a year, Mr. Gordhamer would like to make <br />improvements to the home, but the plans to do so would expand the long-existing <br />legal nonconformity. <br /> <br />Request(s):  The applicant is requesting a 12.4’ variance from the required 30’ front yard <br />setback from Skyhigh Drive. <br /> Per Section 8-460, review of the requested variance will quality as a <br />“nonconforming use variance” which fulfills review of the nonconformity. <br /> <br /> <br /> <br /> <br /> <br /> <br />
