<br /> <br /> <br />REQUEST FOR COMMISSION CONSIDERATION <br /> <br />ITEM DESCRIPTION: Final Planned Residential Development: Review of the proposed final <br />plans for Phase II of the Midtown Village PRD comprised of 154 affordable workforce housing units on property to the east and south of Old Highway <br />8 and 8th Avenue NW – PIDs 29-30-23-13-0022, 29-30-23-13-0023, 29-30- <br />23- 13-0024, and 29-30-23-13-0222. <br />DEPARTMENT HEAD’S APPROVAL: <br />CITY MANAGER’S APPROVAL: <br />No comments to supplement this report ___ Comments attached ___ <br /> <br />15.99 Deadline: The 60-day review period for this application expires on 12/31/2019. This <br />deadline can be extended an additional 60 days if necessary. <br />Recommendations: Staff believes the Phase II Final PRD for Dominium is in substantial <br />compliance with the preliminary approval . <br /> Staff believes the Final Plat for Phase II is in substantial compliance with <br />the preliminary approval and subdivision requirements. <br /> Staff believes Council should grant conditional approval of the Final PRD <br />subject to the suggested conditions. <br />Legislative History: Complete application received on 11/1/19. <br /> Planning Commission review scheduled for 11/19/19 <br />Financial Impact: Significant over the long term. Ehlers estimates the proposed development <br />of Midtown Village will result in $210K of yearly tax revenue going specifically <br />to the City upon decertification of TIF District #34. <br />Summary: Dominium is seeking approval of a Final Planned Residential Development for <br />Phase II of the Midtown Village development.
