2200 Old Highway 8 Access Analysis <br />Planning Commission; 1-21-20 <br /> <br /> <br />Page 4 <br />OPTIONS <br />To date, all parties seem to agree this plat can meet code requirements provided the future right-of-way/access <br />issues to the property can be successfully overcome. Potential options to proceed include: <br />1) Accept the existing 30 foot easement as meeting code standards and future needs. <br />2) Require the applicant to dedicate an alternative & usable roadway access easement at this time that could <br />accommodate the City’s minimum road design and provides access to Lot 1. <br />3) Require the applicant to dedicate the additional 30 foot easement proposed by staff with the understanding <br />that the new easement (or all 60 feet) would be vacated in the future if any of the following occur: <br />a) An alternative and useable roadway access to Old Highway 8 is established elsewhere on the <br />property <br />b) Right of way for Mustang Circle in Mounds View is extended southward to the municipal boundary <br />thereby creating a new northern roadway access for 2200 Old Highway 8. <br />ACTION NEEDED <br />The Planning Commission is asked to reconsider all information relating to right-of-way needs and access, the <br />positions of staff and the applicants, and make a recommendation to Council on the best way for the City to <br />proceed. <br />ATTACHMENTS: <br /> 12-14-19 Packet Items <br /> <br />
