Planning Report <br />Preliminary PRD Review <br /> <br /> <br />To: Planning Commission <br />From: Ben Gozola, Assistant Director DCAD <br />Meeting Date: 12-17-19 <br />Applicants: Murlowski Industrial Park <br />Main Contacts: Mark Murlowski <br />Location: 2200 Old Highway 8 <br />Zoning: I-1 <br /> <br /> <br />Introductory Information <br />Project: Murlowski Properties Inc. are seeking to clean up the legal descriptions between their <br />properties and the surrounding properties to position the property for future <br />development or sale. Through this plat, the existing four parcels will be combined into <br />two. Boundaries for the resulting parcels will mimic existing parcel lines. The only <br />visible changes will largely be to the legal descriptions of the land in this area. <br /> <br />General <br />History: <br /> 2010: City grants approval of an SUP for aggregate recycling/crushing subject to <br />adoption of the Environmental Constraint Overlay District <br /> 2013: City approves extension for finalizing the sound mitigation berm on the <br />property given issues with the Xcel Energy easement on the property. <br /> 2014/15: City approves a final amendment to the site’s sound mitigation plan, <br />approves expansion of the site onto adjacent property, and approves a road salt <br />transfer/storage use on the site. <br /> July 2019: City authorizes plan to relocate the 4-acre rubble storage pile. <br /> <br />Request(s): Preliminary and Final Plat to authorized the combination of three existing lots, <br />and to adopt new (cleaned up) legal descriptions for all properties. Previously <br />approved uses will not be changing as a result of this request. <br /> <br /> <br /> <br /> <br /> <br />
