Murlowski Industrial Park Preliminary & Final Plat <br />Planning Commission Report; 12-17-19 <br /> <br /> <br />Page 5 <br />Building <br />Materials: <br /> Building materials will not be changing as a result of this application. <br /> <br />Future parcel <br />development: <br /> The proposed plat would clean up existing legal descriptions to prepare the land for <br />future development or sale. At the very least, Lot 2 will come back before the City <br />in the future for likely further development, and additional ROW, easements, etc can <br />be established at that time. <br /> <br />Adjacent parcel <br />dev: <br /> All surrounding land is currently developed. The proposed plat will ostensibly <br />improve the situation of surrounding properties as overlapping legal descriptions will <br />now be rectified, and all property line disputes eliminated. <br /> <br />Easements: Drainage and utility easements (or others), as required by the City Engineer, shall be <br />provided. <br /> An existing storm sewer line bisecting the property will be placed within a 20 drainage <br />& utility easement. Staff and the applicants agree this outlet pipe for Rush Lake will <br />likely need to be improved and relocated in the future, but the details for such a change <br />have yet to be worked out. Both parties are committed to finding a win-win solution <br />to the outlet location and alignment in the future. <br /> <br />Resident <br />Concerns & <br />Feedback: <br /> No comments have been received as of 12-13-19 <br />INFRASTRUCTURE: <br />In General: No new infrastructure will be required at this time as the purpose of the plat is solely <br />to clean up existing legal descriptions. <br /> <br />Streets and <br />Transportation: <br /> Now new streets will need to be constructed; however, staff is recommending that the <br />existing roadway easement across the northern portion of Lot 1, Block 1 be expanded <br />as directed by the City Attorney (see “Access” analysis on pg 4). <br /> <br />Water <br />System(s): <br /> No changes to water infrastructure are required as part of this plat. <br /> <br />Sanitary <br />System(s): <br /> No changes to sanitary sewer infrastructure are required as part of this plat.
