Murlowski Industrial Park Preliminary & Final Plat <br />Planning Commission Report; 12-17-19 <br /> <br /> <br />Page 7 <br />ENVIRONMENTAL & OTHER NEIGHBORHOOD IMPACTS: <br />Environmental <br />Impacts: <br /> As nothing will be changing as a result of this plat, there will be no change to <br />environmental impacts following clean-up of the legal descriptions. <br /> <br />Wetlands:  Not applicable at this time. <br /> <br />Shoreland <br />District: <br /> The subject property is within the Environmental Constraint Overlay District. None <br />of these regulations are applicable to this type of platting process. <br /> <br />Traffic:  There will be no impact to traffic as a result of this application. <br /> <br />Public Safety:  There are not public safety concerns stemming from this application. <br /> <br />Flood Plain & <br />Steep Slopes: <br /> Neither issue comes into play for this type of application. <br /> <br />Docks:  The land has no existing or proposed docks on Rush Lake. <br /> <br />Other Permits:  All necessary permits (as may be applicable) must be provided to the City. <br /> <br />CHARGES, FEES, & RESPONSIBILITIES: <br />Park <br />Dedication: <br /> Because no new lots or uses are being created, there is no requirement for park <br />dedication as part of this plat. Future development of one or both lots will trigger <br />this requirement at the time of their further development. <br /> <br /> <br />Conclusion: <br /> <br /> <br /> <br /> <br /> <br /> <br />This application is primarily at technical/procedural process the applicants must <br />go through to clean up the legal descriptions for their properties. At this time, the <br />City’s only interests are limited to the size of roadway easement on Lot 1, Block <br />1; and securing a formal easement for the existing outlet for Rush Lake which is <br />intended to be relocated in the future once plans for a new outlet are established <br />(likely figured out at the time of future development of Lot 2).
