Staff Recommendation: Approval with conditions. <br /> <br />Commission <br />Options: <br />The Planning Commission has the following options: <br />A) RECOMMEND APPROVAL OF THE REQUEST based on the <br />applicant’s submittals and findings of fact. <br />B) RECOMMEND DENIAL OF THE REQUEST based on the applicant’s <br />submittals and findings of fact. <br />C) TABLE THE ITEM and request additional information. <br />Based on a complete application date of 11/13/19, the standard deadline for a <br />decision on these requests (120 days) would be 3/12/20. <br /> <br />Template Denial <br />Motion: <br />(not recommended) <br /> “I move that we recommend the City Council deny the requested preliminary <br />and final plat based on the following findings of fact:” <br />o (provide findings to support your conclusion) <br /> <br />Template Approval <br />Motion: <br />RECOMMENDED <br /> “I move we recommend the City Council approve the requested preliminary <br />and final plat based on the findings of fact listed on page 8 of the report and <br />subject to the conditions listed on pages 8 & 9 as may have been amended <br />here tonight.” <br /> <br />Suggested Findings <br />of Fact: <br />1. All information necessary for review of a preliminary and final plat have <br />been submitted for review. <br />2. The purpose of the new plat is to combine three parcels into one, and to <br />clean up all periphery legal descriptions to be coterminous with neighboring <br />parcel boundaries. <br />3. No new/additional lots are being created. <br />4. No change in uses is proposed. <br /> <br />Recommended <br />Conditions: <br /> <br /> <br /> <br />1. The applicant shall work with the City Attorney to finalize an acceptable <br />roadway access easement across the entire northern boundary of Lot 1, <br />Block 1; easement to be dedicated as part of the plat or as a separate <br />instrument per Attorney direction.
