The City <br />Council maintains ample authority to deny the revised PRD if they believe the goals and <br />objectives of the new 2040 Comprehensive Plan would not being met by the revised plan. <br />Chair Nichols-Matkaiti opened the Public Hearing at 7:30 p.m. <br />Assistant Director of Community Assets and Development Gozola reported he received an <br />email from Gene and Kathleen Delaney at 2828 Linden Drive stating they supported the <br />proposed rezoning for Benedictine Health Center. <br />Motion by Commissioner McQuillan, seconded by Commissioner Biedenfeld to close the <br />Public Hearing. <br />A roll call vote was taken. Preliminary Planned Residential Development: Application from the Benedictine Health <br />Center to amend an approved 2019 PRD to reconfigure their building in light of recent <br />property acquisitions – PIDs 19-30-23-34-0051, 19-30-23-34-0008, 19-30-23-34-0009, and <br />19-30-23-34-0010. <br />Assistant Director of Community Assets and Development Gozola reported the Benedictine <br />Health Center is seeking approval of a Preliminary Planned Residential Development to <br />remodel and expand their existing facility at 1101 Black Oak Drive. The project will include <br />remodeling of the existing building, demolition of an older portion of the current facility, and <br />construction of a new wing primarily along the southern portion of the property to <br />accommodate 56 new independent living units, 40 additional assisted living units, 24 <br />additional living memory care units and 8 skilled nursing apartments (16 beds) to complement <br />the current facility. Once complete, the new campus will provide a “continuum of care” for <br />seniors allowing area residents to age in place regardless of their health status. Elevations of <br />the addition were reviewed with the Commission. Staff provided further comment on the <br />new site plan and recommended approval of the Preliminary Planned Residential <br />Development, based on the findings of fact and subject to the following conditions: <br />1. Engineering comments in the 4/8/20 Engineering Memo shall be addressed. <br />2. Signage along the western side of the building shall direct visitors to the main entrance <br />off of I-694 Service Drive.
