<br /> <br />6 <br /> <br />Chair Nichols-Matkaiti asked for comments or questions from the Commission. <br />Commissioner Frischman stated her only concern with the project was how increased traffic <br />would impact the surrounding townhomes. <br />Chair Nichols-Matkaiti opened the Public Hearing at 7:46 p.m. <br />Chester Yanik, Benedictine Health Center representative, discussed how the adjustments to <br />the site would reduce traffic along 27th. He noted current location of the garbage containers <br />near the townhomes would be eliminated and this area would be landscaped. He <br />commented further on the neighborhood meeting that was held by Benedictine stating he <br />received a great deal of support from the townhome residents for the new site plan. <br />David Yanik, Benedictine Health Center representative, explained the two neighborhood <br />meetings were not required, but were held voluntarily and he was pleased by the positive <br />feedback that Benedictine received from the public. <br />Carol Finsted, resident of the Lindsey Court Townhome Association, requested Benedictine <br />improve the fencing that ran between the townhomes and the Benedictine property. She <br />reported this would assist with providing greater security and protection for the <br />neighborhood. She commented on how the traffic would now be entirely funneled down <br />27th and stated this was a concern to her. She explained this was a safety concern for the <br />townhome residents because there were no sidewalks for pedestrians on this roadway. She <br />indicated she also has concerns with parking spilling out into the neighborhood. <br />Chair Nichols-Matkaiti reported one of the conditions for approval required the applicant to <br />install a fence. Assistant Director of Community Assets and Development Gozola reported <br />this was the case. <br />Assistant Director of Community Assets and Development Gozola explained he would pass <br />along Ms. Finsted’s safety concerns along 27th to the Public Safety Commission. <br />Representative Connie Bernardy thanked all who have been involved in this project. She <br />appreciated the feedback that had been provided to the developer by the neighbors as this <br />would help enhance and protect the neighborhood. She stated she appreciated all of the <br />efforts from both staff and the developer. She explained this was important housing for the <br />community to have as it would allow additional New Brighton residents to age in place. She <br />reported this was an active neighborhood and she encouraged the City to consider how to <br />add sidewalks. <br />Councilmember Jacobsen stated the parking on Black Oak Drive was previously a concern. He <br />asked with the proposed changes to the site, how cars would get to the existing back parking <br />lot. Chester Yanik, reported all of the parking along Black Oak Drive was being removed. He <br />provided further comment on the angular parking that would be constructed in this area. <br />Assistant Director of Community Assets and Development Gozola read an email he received <br />from Thomas and Barbara Babcook at 2840 Linden Drive stating these residents had concerns <br />with the traffic along their street. The Babcook’s recommended a three way stop be installed <br />at Linden Drive and Black Oak Drive. The Babcook’s indicated this would benefit the safety of <br />all in the neighborhood. He proposed these comments, along with Ms. Finsted’s comments, <br />be forwarded onto the Public Safety Commission.
