Planning Report <br />Variance Review <br /> <br /> <br />To: Planning Commission <br />From: Ben Gozola, Assistant Director DCAD <br />Meeting Date: 8-18-20 <br />Applicants: Capital Partners Management & Wilson Wolf <br />Main Contacts: (same) <br />Location: 2100 Old Highway 8 <br />Zoning: I-1 <br /> <br /> <br />Introductory Information <br />Project: Wilson Wolf would like to construct an outdoor patio with a pergola and permanent <br />BBQ station adjacent to the building they lease at 2100 Old Highway 8. <br /> <br />History: Original building constructed in 1986. Plans on file show a company named <br />NASCO at being planned for the space, and the utility door in question was an <br />emergency exit off of a stairwell & hallway. <br /> Various tenants have likely filled the space over the subsequent 34 years, and at <br />some point the layout must have been reconfigured to have a break room/cafeteria <br />opposite the utility door. <br /> WilsonWolf is currently moving into the space, and they would like to improve the <br />breakroom/cafeteria area by constructing an outdoor patio with a pergola and <br />permanent BBQ just outside of the utility door. <br /> <br />Request(s): The applicant is requesting a 15-foot variance from the required 15’ side yard <br />setback (i.e., they propose to build the patio directly up to the lot line). <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
