Site Plan & Nonconforming Use Variance Review – Jamatar II LLC and Everest Properties LLC <br />Planning Commission Report; 11-17-20 <br /> <br /> <br /> <br /> Page 3 <br />(cont.)  September 30th, 2020: Review was delayed until November as the late application <br />date did not allow for distribution, review, and notice for the October Planning <br />Commission meeting. <br /> <br />Request(s):  Site plan approval for an exchange of easements that will not impact existing <br />parking allowances for each site. <br /> A nonconforming use variance to allow for zero-foot internal side yards <br />setbacks for shared parking spaces. <br />As there are many moving parts to this request, staff has broken down all changes into <br />the following components. Building A is owned by Everest Properties LLC, and <br />Buildings B & C are owned by Jamatar II LLC. <br /> <br />1. 4th Street NW – 4th St NW in this area is unimproved and extends easterly to the rear <br />parking area being examined by this review. While not specifically the subject of this <br />examination, it’s presence is a limiting factor on available private parking area.
