6 <br />Dimensional Standards <br />• Want building heights to fit with <br />surrounding neighborhoods (6 stories <br />not appropriate for Rice Creek & <br />Mississippi or St. Anthony) <br />• Acknowledgment that taller buildings <br />could accommodate more housing and <br />businesses <br />• Don’t want tall buildings to dominate <br />the skyline (if higher building heights <br />allowed, make sure they’re spaced out) <br />• Prefer buildings to be closer to the front <br />lot line (reduce setback) <br />• Don’t allow parking between front of <br />building and front lot line <br />• Orient entrances to the front lot line <br />• Most people would like more open space <br />(landscaped and/or active) and less <br />impervious surface <br />Land Uses <br />• Many responders want to see a greater <br />variety of retail, restaurants, and services <br />within these areas <br />• A number of comments recognized that <br />adding more housing options to these <br />areas would benefit local businesses <br />• Participants wanted to find a balance <br />between convenience uses and <br />destination uses <br />Summary: Themes Related to Zoning Standards <br />Themes of Phase 1 <br />The intention of Phase 1 of Community Engagement was to find out how community members feel <br />about the focus areas along Silver Lake Road and to assess how those sentiments could influence <br />zoning standards in the future. The response from community members has been great, and with it, <br />there are patterns to pull from comments that help us understand the best strategy forward. <br />Not all of the comments related to things that could be implemented through zoning, but they are <br />important nonetheless. The City Council and other decision-makers should consider these summaries <br />when deciding on future projects as well. <br /> "We should take advantage of this <br />desirable location and allow apartments over <br />these businesses. I think more foot-traffic and <br />neighbors would support stronger businesses <br /> "I am the owner of Adagio’s Pizza Factory and do <br />believe the area my business is in does need updates. <br />However, I do not want to see only apartments <br />go into that area. I would like to see higher end <br />shopping and other businesses that will drive people <br />into the area. Please make the roads, entrances, and <br />exits easy to navigate <br /> "If this dated building was to <br />change, it would be better to have the <br />parking out of public sight, and the <br />establishment in the foreground. With <br />lots of evergreen landscaping and tall <br />grasses around <br /> "If that area is to be redone, it would <br />be good to turn it into a sustainable <br />environment. Making walking paths with <br />lighting, trees, ponds, fountains, and native <br />indigenous trees, plants, and shrubs. Getting <br />rid of so much black top, add permeable <br />topping. Add stores and restaurants that <br />have higher-end foods like organic, farm- <br />to-table. Create an environment that <br />folks want to come to and hang out in an <br />environment that speaks of diversity
