Ordinances to Rezone Land to Mixed Use Per the 2040 Comprehensive Plan <br />Planning Commission; 2-21-23 <br /> <br /> <br /> <br /> <br />Page 4 <br />Typical questions from property owners NEAR land being rezoned by Ordinance 896: <br /> Will the proposed zoning changes near me impact my property? <br />No. The lands being rezoned to mixed use already have right to develop into higher intensity uses such as high <br />density residential, commercial, or industrial depending on their current zoning classification. This zoning <br />update will allow those existing uses to continue, but future redevelopment by those landowners could include a <br />mixing of uses moving forward (for example, residential units above commercial spaces). Nothing in zoning or <br />the comprehensive plan will compel any landowner to make changes to their property. <br /> If redevelopment is proposed on nearby land, how will my property be protected? <br />Just like the current development review process, any proposal that comes forward must be able to show that <br />anticipated impacts can be addressed or mitigated. The same analysis that has always been done for proposed <br />development will continue to be done. The only difference moving forward will (potentially) be that a mix of <br />uses are analyzed as opposed to a single use being considered. <br /> Why should I care about this if it doesn’t directly impact my property? <br />The City as a whole will benefit from these changes as planned mixed use areas will allow the City to achieve <br />many of its goals including expansion of the local housing stock, attraction of new shops & restaurants, and <br />broadening of the City’s tax base. <br />As of 2/15/23, less than 1% of notice recipients (10 of 1041) had posed questions regarding the proposed rezoning, <br />and only one respondent still questioned the original decisions of the City Council in 2019 to approve the <br />Comprehensive Plan with mixed use designations. <br />ORDINANCE 896 OVERVIEW <br />Ordinance 896 contains separate sections to deal individually with the various areas of the City being rezoned to one <br />of the City’s new mixed use zoning districts.
