SCHEDULE B, PART I <br />Requirements <br />All of the following Requirements must be met: <br />1.The Proposed Insured must notify the Company in writing of the name of any party not referred to in this <br />Commitment who will obtain an interest in the Land or who will make a loan on the Land. The Company <br />may then make additional Requirements or Exceptions. <br />2.Pay the agreed amount for the estate or interest to be insured. <br />3.Pay the premiums, fees, and charges for the Policy to the Company. <br />4.Documents satisfactory to the Company that convey the Title or create the Mortgage to be insured, or <br />both, must be properly authorized, executed, delivered, and recorded in the Public Records. <br />5.Warranty Deed from Silver Oak Estates No. 2 Association, a Minnesota corporation, to TO BE <br />DETERMINED. (Lot 19) <br />6.Title is currently held by Margaret A. Glodek and James L. Glodek, trustees or successor trustees of the <br />Margaret A. Glodek Revocable Trust dated September 18, 2007. (Lots 1 and 2) <br />The following documents will be required to transfer title: <br />1. Trust instrument or, in lieu thereof, a Certificate of Trust executed by the Trustee or Grantor/Settlor, <br />pursuant to Minn. Stat. Sec. 501C.1013. <br />2. Affidavit of Trustee establishing that trustee signing the deed is empowered to act on behalf of the <br />Trust, pursuant to Minn. Stat. Sec. 501C.1014. <br />3. Trustee's Deed to TO BE DETERMINED. <br />7.Secure and record a Release or Satisfaction of the following Mortgage: (Lots 1 and 2) <br />Dated February 24, 2009 <br />Filed June 2, 2009 <br />Document No. 4161119 <br />Amount: $46,211.29 <br />Executed by: James L. Glodek and Margaret A. Glodek, husband and wife <br />To Mortgagee: City County Federal Credit Union. <br />Above mortgage modified/amended by Mortgage Modification Agreement, dated March 5, 2014, filed <br />March 21, 2014, as Document No. 4501476. <br />8.NOTE: Property records indicate no open mortgage. Please verify no liens or mortgages are to be paid at <br />closing. (Lot 19) <br />9.Obtain written evidence from association that all monthly dues and assessments are paid to date.
