As noted on the elevation drawings, materials will <br />match those on the current structure. No issues identified. <br /> <br />Building <br />Height: <br /> The garage addition will slightly increase the overall height of the building by 1’ <br />(from 19.5’ to 20.5 feet). Varying heights of the various building components will <br />make this difference blend in well with the current structure. <br /> As the MUN District can allow for up to four stories, this slight change is well <br />within code allowances. <br /> <br /> Lot Access:  Access points to the site will not change. <br /> <br />Water <br />System(s): <br /> No water supply issues were identified for the new garage. <br /> <br />Sanitary <br />System(s): <br /> No sanitary sewer issues were identified for the new garage. <br /> <br />Landscaping / <br />Screening: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> The existing building is approximately 6,180 square feet in area, and the proposed <br />addition is approximately 1815 square feet in size, or just under a 30% expansion <br />in the overall building size. New landscaping is triggered once an expansion <br />exceeds 15% of the original building size, so the following minimum standards <br />apply according to Section 8-010(2)(D). <br />o One (1) additional canopy tree (1 per every 1000 additional sq ft; minimum 3 <br />inch caliper for deciduous or 6 foot height for coniferous). Applicant shall work <br />with the City forester in selecting the species. <br />o Six (6) additional shrubs (1 per every 300 additional sq ft; minimum 5 gallon <br />pot). <br /> Under both the Mixed Use Neighborhood district regulations and the site plan <br />regulations, heightened screening will also be required along the northern property <br />line where the parking lot is being expanded adjacent to residential homes. To <br />address this standard, the applicant has prepared two options for City consideration <br />(see page 8). Either proposal would address required screening AND required <br />minimum plantings if implemented. <br /> <br />
