As a condition of approval, the applicants shall address all <br />identified issues to the satisfaction of the City Engineer <br /> <br />Public Safety <br />Review: <br /> As already noted in this report, Public Safety’s only request for this application is <br />that a fire protection engineer be hired by the applicant to ensure the business can be <br />accommodated by the building’s existing sprinkler system. The system was recently <br />upgraded in 2015 when Barrier Free Access acquired the property, but building code <br />requirements can vary between different business types, so an engineer’s review in <br />light of the new business is warranted. <br /> <br />Public <br />Comment: <br /> There were no comments received for or against this proposal as of 6/15/23. <br /> <br />Planning <br />Commission <br />Review: <br /> The Planning Commission will hold a public hearing on this request at their meeting <br />on 6/20/23. <br /> <br /> <br />Conclusion: <br /> The application is requesting a Special Use Permit to remodel the building at 2201 <br />26th Avenue NW to house their corporate offices, lab, and mobile unit operation. <br />The remodel will include the addition of a garage to the north of the existing legal <br />nonconforming building, and expansion of the on-site parking lot. <br />Staff Recommendation: Per the analysis outlined in the report, staff is <br />recommending APPROVAL of the request with conditions.
