(dba Pioneer Paper Stock of Minnesota) <br />Main Contacts: Edward Farr, Architect <br />Location: 600 Lakeview Point Drive <br />Zoning: Light Industrial (I-1) <br /> <br /> <br />Introductory Information <br />Project: Pioneer Paper Stock of MN is looking to open a recycled paper sorting & distribution <br />operation within the former H Brooks building at 600 Lakeview Point Drive. <br /> <br />History:  2000/2001: Building constructed to house H Brooks fruit distribution hub. <br /> 2021: H Brooks permanently closes. <br /> 2023: Building goes on the market after clearing legal hurdles, and Pioneer Paper <br />secures rights to purchase. <br /> <br />Request(s):  An SUP to permit an undefined use within the I-1 district under Section 6- <br />050(2). <br /> This paper recycling/redistribution use is very similar to a recently authorized <br />similar use (Vandeley Industries) in the former Donatelle building at 301 County <br />Road E2 West, but at a much larger scale. <br /> Operations will largely mimic the H Brooks model: material brought to the facility <br />for sorting and preparation for distribution to end users. <br /> <br /> <br />General Findings <br />Site Data:  Existing Lot Size ≈ 11.518 acres (501,746 sq ft) <br /> Existing Use – Vacant Building (former home of H Brooks) <br /> Existing Zoning – Light Industrial (I-1) <br /> Property Identification Number (PID): 32-30-23-42-0014 <br />
