Engineering <br />has reviewed the proposal and feels this is a workable addition. Any specific <br />concerns to address are outlined in the 7/12/2023 engineering memo. As a <br />condition of any SUP approval, all engineering items shall be addressed prior to <br />business operations beginning. <br /> <br />Water <br />System(s): <br /> No water supply issues were identified for the property / new business. <br /> <br />Sanitary <br />System(s): <br /> No sanitary sewer issues were identified for the property / new business. <br /> <br />Landscaping / <br />Screening: <br /> The existing site is well screened as shown in the submitted documentation. Per the <br />applicant, they will “…clean up the overgrown landscape areas to re-establish a <br />professional manicured appearance.” <br /> Because no additions or new buildings are proposed, there are no requirements for <br />additional landscaping at this time. <br /> <br />Parking & <br />Traffic: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> There are no traffic concerns. For two decades, this industrial site has been a hub <br />for daily truck traffic, and the new proposed use will continue that practice. <br /> The existing east truck lot will be restriped to accommodate approximately 82 <br />truck trailers for staging, plus 13 smaller stalls for truck cabs. Both the east and <br />west parking lots have adequate circulation and turning space to accommodate the <br />city’s emergency response vehicles. The business itself has a fleet of seven (7) <br />tractor trailers, nine tractors (two are spares), three on-site shredding trucks, two <br />yard trucks, and one straight truck for servicing their customers. All other trucks <br />coming and leaving the site will be from outside haulers. <br /> <br />
