The maximum parking allowed for non-residential and mixed-use developments shall be <br />10% over the minimum. Developments proposing more than the allowed maximum shall submit a <br />parking study and provide parking area enhancements per section Sec. 11-040 (2). <br />C. Non-residential uses may count on-street parking spaces in public right-of-way abutting the <br />site towards satisfying off-street parking requirements. One on-street parking space credit may be <br />taken for each 20 linear feet of abutting street where on-street parking is allowed. Only spaces on <br />the same side of the street as the site may be counted. <br />D. Non-residential uses and mixed-use developments not providing a minimum number of <br />spaces within 10% of the minimum ratio number of parking shall submit a parking study. The <br />parking study shall include documenting that the number of spaces provided will not require off- <br />site parking, not covered under joint parking and shopping centers, or on-street parking away from <br />the property. Approval of the proposed parking ratio is subject to City Council approval, along <br />with constructing enhancements to parking areas per section Sec. 11-040 (2). <br />E. Residential uses not providing the minimum amount of parking shall submit a parking study <br />documenting the number of spaces needed for the development, along with enhancements to <br />parking areas per section Sec. 11-040 (2).
