<br /> <br />Femelius replied that DSU had done a market study for the development and the results <br />stated that neighborhood business would be the most successful and the square footage <br />that was recommended was fifteen to twenty thousand square feet. Howard asked if the <br />retail area is very successful is there flexibility to expand the retail for the development. <br />Femelius replied that ifthe area is successful, the City would corne back before the <br />Commission with a modified plan to increase the retail site. Carlson added that all the <br />uses that are allowed in the Al district are also allowed in the A2 district, so that retail <br />could go along Old Hwy 8 also. Schiferl inquired how the City would be marketing the <br />site. Fernelius replied that the City would be using the Design Guidelines to help market <br />the site. The guidelines are a great way to show the principals and concepts that the City <br />is striving for. <br /> <br />Motion by Baker, Second by Howard to CLOSE THE PUBLIC HEARING. <br /> <br />5 Ayes, 0 Nays, MOTION CARRIED. <br /> <br />Motion by Baker, second by Schiferl to FORWARD THE PROPOSED CHANGES FORWARD TO <br />THE CITY COUNCIL FOR APPROVAL WITH THE CHANGES NOTED OF THE ZONING CODE <br />AMENDMENTS TO SECTION 7-220 (1) AND SECTION 7-230 (8) PLANNED DEVELOPEMENTS. <br /> <br />5 Ayes, o Nays, MOTION APPROVED. <br /> <br />Informational Item: Update from Theresa Greenfield of David Bernard Builders & <br />Developers regarding green/environmentally friendly design guidelines for the west <br />side of Old Highway 8 within the Northwest Quadrant <br /> <br />Fernelius reported that he asked the developers to give the Commission an update on the <br />sustainable issues and where they are at with in the process. The developers have <br />provided a memorandum that addresses those questions. The Council has approved the <br />preliminary plat and preliminary PUD plan at the February 28th meeting and the next step <br />will be to corne back through the process for the first step on the final PUD and plat for <br />track one which will be sometime in June. Femelius added that he has also asked the <br />developers to provide an exterior materials list. He offered to have the developers to do <br />monthly updates as the process goes forward and the Commissioners responded in favor <br />of that idea. Schiferl requested that they also receive updates from Sherman and <br />Associates also. <br /> <br />Announcements and Updates: <br /> <br />Howard requested an update on the Comprehensive Plan. Femelius replied that the City <br />will start on it towards the end of this year to the beginning of next year. By the end of <br />2008 the City will need to turn in a new Comprehensive Plan to the Metropolitan <br /> <br />
