RESOLUTION MAKING FINDINGS OF FACT AND DESIGNATING LOT 4. BLOCK 1. <br />i! BRIGHTON CORPORATE PARK AS AN AREA OF SPECIAL CONTROL AND APPROVING <br />I' <br />li SPECIAL USE PERMIT. SP-167. <br /> <br />WHEREAS, an application for SP-167 has been made by Opus CorporationIHealth One to <br />establish a sign plan; and <br /> <br />WHEREAS. the procedural history of the application is as follows: <br /> <br />1. An application for a Special Use Permit. SP-167. was filed with the City of New <br />Brighton on January 31. 1992. <br />2. The Planning Commission. pursuant to published and mailed notices. held a public <br />hearing on February 18. 1992. and all persons present at the hearing were given an <br />opportunity to be heard. <br />3. The City Council considered SP-167 at its February 25. 1992 meeting. <br /> <br />NOW. THEREFORE. BE IT RESOLVED the City Council makes the following Findings <br />of Fact in respect to SP-167: <br /> <br /> <br />1. Lot 4, Block 1, Brighton Corporate Park. the subject property. is located within <br />Development District #1 and T.I.F. District #15. and therefore. is a redevelopment <br />area within the meaning of the term as defmed in Section 9-150(b)(3); and <br />2. The New Brighton Sign Ordinance states that redevelopment areas may be designated <br />as areas of Special Control for purposes of regulation. and this Resolution designates <br />the subject site as an area of Special Control; and <br />3. The New Brighton Sign Ordinance states that in areas of Special Control. the City <br />may establish special sign regulations by Special Use Permit; and <br />4. The applicant has proposed a sign plan for the subject site and building and said <br />signage would comply with the Special Use standards found in Section 9-150(d). <br /> <br />BE IT FURTHER RESOLVED. the area of Special Control be designated and the <br />application SP-167 is hereby approved and the attached text is hereby adopted as the sign plan for <br />Lot 4.
