<br />'to <br /> <br />~ <br /> <br />,. <br />" <br /> <br />~ <br /> <br />,. <br /> <br />RESOLUTION NO. 90- 64 <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVING PL-188 <br />(CREEKWOOD ESTATES). <br /> <br />WHEREAS, an application for a preliminary plat has been made by Mike <br />Mezzenga; and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for preliminary plat approval was filed with the City of <br />New Brighton on June 1, 1990. <br />2. The Planning Commission, pursuant to published and mailed notices, <br />held a public hearing on June 19, 1990, and all persons present at the <br />hearing were given an opportunity to be heard. <br />3. The City Council considered the application for PL-188 on June 26, <br />1990 and on July 10, 1990. <br /> <br />NOW THEREFORE BE IT RESOLVED, the City Council makes the following <br />Findings of Fact in respect to PL-188: <br /> <br />1. The property is zoned R-l, Single Family Residential. <br />2. The area of the plat is 6.5 acres. <br />3. The preliminary plat meets the subdivision requirements of Chapter 26 <br />i' of the City Code, the standards of the R-l district, and the <br />requirements of the Floodplain Ordinance. <br />4. The proposed cul-de-sac would provide access to and from Long Lake <br />Road. <br />5. The proposed double frontage lots 5, 6, 7 and 8 would be screened <br />from Long Lake Road by a landscaped berm. <br /> <br />BE IT FURTHER RESOLVED, the application PL-188 is hereby approved <br />subject to the following conditions: <br /> <br /> 1. <br /> 2. <br /> 3. <br /> 4. <br /> 5. <br /> 6. <br /> 7. <br />.! <br />!i <br /> <br />All proposed structures for the proposed Creekwood Estates plat <br />conform to the R-1 zoning district setbacks and FAR. <br />Permit approved by the Rice Creek Watershed District <br />Grading and drainage plan approved by the City Engineer prior to final <br />plat approval. <br />Proposed storm sewer pipe locations and easements approved by the <br />City Engineer prior to final plat approval. <br />Fire hydrant installed on south side of first turnaround in proposed <br />cul-de-sac. <br />Proposed 14th Street NW be renamed to 14th Terrace NW. <br />A three foot high earth berm be constructed in a location along the rear <br />of proposed Lots 1, 2, 3, and 13 and be landscaped with sod and five <br />foot high Black Hills Spruce to provide screening from Long Lake Road <br />but still allow for adequate sight lines. <br />
