<br />SECTION XIX <br /> <br />TAX INCREMENT FINANCING PLAN FOR <br />TAX INCREMENT FINANCING DISTRICT NO. 18 <br /> <br />Subsection 19.1. Statement of Obiectives. See Section I, <br />Subsection 1.4. Statement of Objectives. <br /> <br />Subsection 19.2. Modified Development Proqram. See Section <br />I, Subsections 1.2. through 1.13. <br /> <br />Subsection 19.3. Parcels to be Included. The boundaries of <br />Tax Increment Financing District No. 18 are described on the <br />attached Exhibit XIX-A and illustrated on Exhibit XIX-B. <br /> <br />Subsection 19.4. Parcels in ACquisition. The City may <br />publicly acquire and reconvey any or all of the parcels in Tax <br />Increment Financing District No. 18 ~dentified on the attached <br />Exhibit XIX-A. <br /> <br />The following are conditions under which properties not <br />designated to be acquired may be acquired at a future date: <br /> <br />(1) The City may acquire property by gift, dedication, <br />condemnation or direct purchase from willing sellers in order to <br />achieve the objectives of the Tax Increment Financing Plan; and <br /> <br />(2) Such acquisition will be undertaken only when there is <br />assurance of funding to finance the acquisition and related <br />costs. <br /> <br />Subsection 19.5. Development Activity for which Contracts <br />have been Siqned. As of the date of adoption of the Tax <br />Increment Financing Plan, the City has not entered into a <br />Development Agreement, <br /> <br />Subsection 19.6. Specific Development Expected to Occur. <br />At this time it is anticipated that approximately 150 units of <br />multi-family housing and a 100,000 square foot manufacturing <br />facility will be constructed. <br /> <br />Subsection 19.7. Prior Planned Improvements. The City <br />shall, after due and diligent search, accompany its request for <br />certification to the County Auditor or its notice of district I <br />enlargement with a listing of all properties within Tax Increment <br />Financing District No. 18 for which building permits have been <br /> <br />19 - 1 <br />
