<br />~ <br /> <br />" <br /> <br />., I <br />! <br /> <br />" <br />- '. <br /> <br />RESOLUTION NO. 89-....6.1- <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />'. <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVING A <br />PLANNED RESIDENTIAL DEVELOPMENT PRD-52. <br /> <br />WHEREAS, an application for Preliminary Planned Residential <br />Development Amendment PRD-52 has been made by Windsor Green <br />Association for property located generally east of Silver Lake Road, <br />south and west of Windsor Lane. <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for Preliminary Planned Residential Development <br />Amendment PRD-52 was filed with the City on March 31, 1989. <br /> <br />2. The Planning Commission, pursuant to published and mailed <br />notices, held a public hearing on PRD-52 on April 18, 1989, <br />and all persons present at the hearing were given an <br />opportunity to be heard. <br />3. The application for PRD-52 was considered by the City Council <br />on April 25, 1989. <br /> <br />NOW THEREFORE BE IT RESOLVED, by the City Council the <br />following Findings of Fact are made in respect to PRD-52 : <br /> <br />1. The property is vacant and zoned R-2, Two Family Residential, <br />and designated for Low Density Residential by the <br />Comprehensive Plan. <br />2. PRD-52 would amend the original PRD-2 to allow for the <br />proposed office/utility building to be used and occupied by the <br />Windsor Green Association only. <br />3. The proposed office/utility building would be constructed of the <br />same building material as the existing townhomes and would <br />have a residential appearance. <br />4. The proposed development is consistent with the type, density, <br />height and bulk of surrounding lands, the zoning ordinance and <br />Comprehensive Plan. <br />5. The proposal is consistent with the stated purposes of the PRD <br />ordinance as it makes the most efficient use of land and open <br />space. <br />6. Circulation and the open space are adequate for their intended <br />purposes. <br />7. The proposed development would not be detrimental to public <br />health, safety, morals and general welfare of the surrounding <br />area. <br /> <br />BE IT FURTHER RESOLVED, the application for PRD-52 is hereby <br />approved subject to the following conditions: <br /> <br />1. Approval of LP-242 and PL-179. <br />2.
