<br />.. <br /> <br />!' <br /> <br />RESOLUTION NO. 87-~ <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND GRANTING APPROVAL OF PRELIMINARY PLAT <br />PL-162. <br /> <br />WHEREAS, an application for preliminary plat approval has been made by <br />Royal Oaks Realty, Inc.; and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for preliminary plat was filed with the City of New <br />Brighton on July 31, 1987. <br />2. The Planning Commission, pursuant to published and mailed notices, <br />held a public hearing on August 18, 1987, and all persons present at <br />the hearing were given an opportunity to be heard. <br />3. An application for a preliminary plat, PL-162, was reviewed by the <br />City Council on August 25, 1987. <br /> <br />NOW THEREFORE BE IT RESOLVED, the City Council makes the following <br />Findings of Fact in respect to PL-162: <br /> <br />BE <br />subject <br />1. <br /> <br />1. <br /> <br />The City's Comprehensive Plan designates the subject site for Low <br />Density Residential. <br />The subject site is zoned R-1, Single Family Residential. <br />The property is presently vacant. <br />The preliminary plat satisfies the subdivision regulations contained <br />in Chapter 26 of the City Code; complies with the lot standards of <br />the R-1 district, and it consistent with the City's Comprehensive <br />Plan. <br />The subject site would be adequately served by a public street and <br />public utilities. <br /> <br />2. <br />3. <br />4. <br /> <br />5. <br /> <br />2. <br /> <br />IT FURTHER RESOLVED, the application PL-162 is hereby approved <br />to the following conditions: <br />All final grading, drainage, utilities and street names be subject <br />to review and approval by the City Engineer. <br />The utility easement between Lots 5 and 6 be widened to 30 feet with <br />the water utility and storm utility located 10 feet from the edge of <br />the easement and 10 feet apart. <br />The utility easement between Lots 7 and 8 be widened to 20 feet with <br />the sanitary utility centrally located. <br />A planting screen consisting of evergreen trees be established on <br />the east property line along Silver Lake Road. <br />Installation of a fire hydrant on the right-of-way south of 12th <br />Street Circle between Lots 10 and 11. <br />Permit approval by the Rice Creek Watershed District. <br />No access allowed off of Silver Lake Road from proposed Lots 6, 7, <br />and 8. <br /> <br />3. <br /> <br />4. <br /> <br />5. <br /> <br />6. <br />7. <br /> <br />Adopted this 25th day of August, 1987. <br /> <br />A'TTEST: <br /> <br />~~ <br />Robert Benk , Mayor <br /> <br /> <br />Marg~~ <br /> <br />Finance Director/City Clerk <br /> <br />(SEAL) <br />
