<br />~ ~ _' "W <br /> <br />... <br /> <br />RESOLUTION NO. 88-~ <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVING PL-168 (BRIGHTON CORPORATE <br />PARK) . <br /> <br />WHEREAS, an application for preliminary plat approval has been made by <br />James Senden; and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for preliminary plat approval was filed with the City <br />of New Brighton on January 14, 1988. <br />2. The Planning Commission, pursuant to published and mailed notices, <br />held a public hearing on January 19, 1988, and all persons present <br />at the hearing were given an opportunity to be heard. <br />3. The application for a preliminary plat was reviewed BY THE City <br />Council on January 26, 1988. <br /> <br />NOW THEREFORE BE IT RESOLVED, the City Council makes the following <br />Findings of Fact in respect to PL-168: <br /> <br />1. The property is zoned 1-2, Heavy Industrial. <br />2. The area of the plat is 14.1 acres. <br />3. The subject site is presently comprised of 10 individual lots. <br />4. The preliminary plat meets the subdivision requirements of Chapter <br />26 of the City Code, and the standards of the 1-2 district. <br />5. PL-168 would eliminate 5 existing nonconforming residential lots. <br /> <br />BE IT FURTHER RESOLVED, the application PL-168 is hereby approved <br />subject to the following conditions: <br /> <br />1. The final plat not include the footprints of existing buildings, <br />location of the existing 2nd Street NW and topography. <br />2. The dashed line between proposed Lot 4 and the ponding area be <br />removed. <br />3. A 20 foot wide utility easement be shown along the adjoining <br />property line of proposed Lots 1, 2 and 3 for extension of a <br />proposed watermain. <br />4. A 10 foot wide stormwater easement be provided along the south <br />property line of proposed Lot 3. <br />5. The title of the plat be changed to "Brighton Corporate Park". <br />6. The proposed Lots 1, 2, 3 and 4 be assigned a block number. <br />7.
