e

I
..

Feb. 1, 1998

Mr. Matt Fulton, City Manager
803 5th Ave NW
New Brighton, Mn. 55112

Dear Mr. Fulton:

I first wish to thank you for the time and effort you have put forth toward the
resolving of issues surrounding the proposed additional development of the
Brightondale Nursing Home, Our residence is 2025 28th Ave NW, so we are very
directly affected by the impact of this proposal.
In 1985 our community of neighbors worked hard with the city and developer
to creat a buffer zone for the residents along the East side of 28th Ave. There were
several years that passed before the trees and shrubs matured to creat some privacy.
We now are comcerned again as we study the proposed development. The
established plan of development in 1985 was for the purpose of meeting the needs of
the development and the surounding neighbors, and taking everything into account, I
felt that was accomplished quite satisfactorily. If the proposed wing were to be built,
the impact upon our neighborhood would be very great. First of all, the proximity of the
proposed building is very close to our properties, so close that our privacy and peace
in our home would certainly be reduced. Please try to immagine a building of this size
and proximity being placed behind your own home. The area we live in has already
experienced more than normal density for reasons that go back to early development
of this land. We are concerned about our property values. The proposed building $0
close to our properties , compared to the existing buffer, cannot have anything but a
negative affect on property values, especially so on the residents east of 28th Ave.
r realize the tota~ picture is bigger than the one J see, and J realize you work hard
to do the best thing for our community. We have enjoyed our home here on 28t v~.'
we have appreciated the way the development behind us has worked out, and '7'~, "'.~
.---..-----liasa.gre~OO'Sf;~. I'm
hoping for an ending to this issue that will be acceptable and liveable to the developer
and the residents of 28th Ave.

.,
/\
'........... ......

'I

...........-.

{5:r.e~~ )
Douglas J ns.,,, wife Mary
2025 28th Ave N
New Brighton, Mn. 55112
