The applicant chose to join the lot four years ago, but now is requesting a lot
split to sell Lot 4 for development of a single family home. Notices were sent to
adjacent neighbors, and no objections have been voiced. Both lots comply with R-l
district and subdivision standards.

Williams verified that an existing house resides on Lot 5, and Lot 4 is vacant. Mattila
said the Lot 5 access is the cul-de-sac, and Lot 4 would have access off Driftwood. All
homes in Seminary Estates are required to face Driftwood. Mattila added a condition of
approval that no access be provided off 5th St.

There were no comments from the audience.

Motion by Larson, seconded by Samuelson, to CLOSE THE PUBLIC HEARING.

4 Ayes - 0 Nayes, Motion Carried.

Motion by Samuelson, seconded by Larson, to WAIVE THE READING AND ADOPT
THE RESOLUTION APPROVING PL-233, WITH THE ADDED CONDITION OF
APPROVAL THERE WOULD BE NO STREET ACCESS OFF 5TH ST.
