<br />( P2006-003) and Special Use Permits (SP2006-008) are hereby approved with the <br />lowing conditions: <br /> <br /> <br />The site is developed in accordance with attached Exhibit A. <br />The applicant provides an updated Site Plan, Grading & Utility Plan, Lighting & <br />Landscape Plan, Floor Plan, and Building Elevations reflective of attached Exhibit A <br />prior to issuance of a building permit. <br />A six foot fence with gate is constructed as westerly as possible, but not within the <br />required 40' front yard, to provide adequate screening of vehicles from the public right- <br />of-way known as 2nd Avenue SE. <br />The applicant provide an exterior treatments list for all four sides of the proposed <br />building complying with Zoning Ordinance Section 6-390 (12) for approval by the City <br />Planner prior to issuance of a building permit. <br />Vehicles shall only be parked and/or stored in designated parking stalls. <br />Parking or storing of vehicles within drive-aisles is prohibited. <br />Outside repair of vehicles is prohibited. <br />No more than 5 vehicles for sale are permitted on the site at any given time. <br />The applicant shall replace the planned 15" HDPE storm sewer pipe with 15" PVC <br />pipe. <br />. The applicant shall substitute the 8" water gate valve with a 6" gate valve. <br />. The applicant shall verify the location of the existing 6" watermain prior to footing <br />construction and if the watermain is found to be closer than 5' from the footing, said <br />watermain shall be relocated north to a distance no less than 5' from the footings. <br />Relocation shall be at no expense to the City. <br />. Sanitary hook-up construction shall be in a manner acceptable to the Director of Public <br />Warks. <br />. If signage is proposed, proper sign permits shall be obtained from the City Planner. <br />.
