<br />, ' <br /> <br />RESOLUTION No. <br />06-058 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />LUTION MAKING FINDINGS OF FACT AND RECOMMENDING ApPROVAL of LP <br />-004. <br /> <br />W REAS, an application for a Site Plan review has been made by Larry Brown on <br />behalf of McDonald's restaurant, and <br /> <br /> <br />W REAS, the procedural history of the application is as follows: <br />1. An application for a Site Plan review was filed with the City of New Brighton <br />on June 1,2006, and <br />2. The Planning Commission reviewed the request at their regularly scheduled <br />meeting of June 20, 2006 in accordance with Section 8-010. <br />3. The City Council reviewed the request on June 27, 2006. <br /> <br />W REAS, the Planning Commission and Council make the following Findings of Fact <br />in respect to LP2006~004: <br />1. The subject site is zoned B-3, General Business District. <br /> <br />2. The applicant is requesting a Site Plan review in order to incorporate an <br />additional drive-thru lane at the west end of the property. <br />3. In accordance with Section 8-010 all requests for a Site Plan review must be <br />referred to the Planning Commission and City Council. <br />4. As specified in Section 11-020 (6) the minimum setback for a driveway or <br />aisle from a side or rear lot line for business zoned property shall be 5 feet. <br />5. As specified in Section 11-020 (10) a minimum of 6 stalls for vehicle stacking <br />shall be provided, the stacking lane shall be a minimum of 12', the stacking <br />area cannot extend into the street right-of-way, cannot interfere with primary <br />driving and parking facilities on site, and all pedestrian walkways must be <br />clearly marked and defined. <br />6. The Planning Commission and Council find all requirements of Section 8- <br />010, Section 11-020 (6) and Section 11-020 (10) are satisfied. <br /> <br />N , THEREFORE BE IT RESOLVED, the application LP 2006-004 is hereby approved. <br /> <br />I' ! <br />
